Westhorpe Gardens Regeneration – Affordable Homes for the Future 

Metropolitan Thames Valley Housing (MTVH), in partnership with The Hill Group and Barnet Council, is leading a five-year regeneration project at Westhorpe Gardens & Mills Grove. Supported by funding from the Mayor of London’s Affordable Homes Programme, the development will deliver 251 highly sustainable, affordable homes, replacing a former 1960s estate. 

Phase Two (now underway) will add 172 new homes, including social rent, shared ownership, and a dedicated over-55s development. By 2026, the completed project will have upgraded all 102 original social rent homes and added 149 new affordable properties, significantly increasing affordable housing availability for the local community.
